Joe Miller and Rob Socci of Voit Commercial Brokerage represented the buyer.
Miller tells GlobeSt.com Peterson plans to occupy approximately two-thirds of the building and to lease the remaining third to other tenants. He says Peterson, which is the parent company of Capo Valley Fireside, will use about a third of its space as a Capo Valley retail showroom open to the public, about a third for sheet metal fabrication, and about a third to support its contractor business. The company primarily builds fireplaces for installation into homes, plus barbecues and related equipment for installation into homes and backyards.
Peterson is moving its operations from leased space in Mission Viejo, CA, according to Miller, who notes that the seller completed extensive renovations and remodeling on the building before the sale. The single-story, concrete tilt-up building includes about 2,500 sf of office space and was vacant at the time of the sale. It was part of the original Capistrano Business Park, which was built in 1979 and included nine buildings on 4.56 acres.
