Lloyd Bakan and Luke Palmo of Coldwell Banker note that all seven units in the 28,000-sf complex at 11201-91 Electric Ave. were leased at the time of the sale. The buyer was a partnership led by David Altemus, chairman of Altemus-Warner, which represented itself in the transaction.

The Jefferson center was built in 1991. It includes units of two and three stories featuring cathedral ceilings, exposed beams and large windows for natural lighting. It is one of a number of developments on the Westside of Los Angeles, especially in the Venice area, that were built in the past 10 to 12 years to meet the demand for "live-work" spaces for small companies and entrepreneurs.
