Southborough Ventures Inc., a locally based developer, submitted plans to the town for a senior housing development for the site. The age designation means the town won't have to worry about an influx of children overburdening the town's school system.

A town representative tells GlobeSt.com that Hudson has rights of first refusal on the site, which is one of the largest undeveloped parcels in town. The site was once occupied by a wool manufacturing company and it requires extensive environmental cleanup before any development will be allowed.

The other complication is that the town's sewer system is currently under a moratorium and is not allowed to accept any additional hook ups. But the developer has told the town that to build a septic system for a project his size would be cost prohibitive. The moratorium lasts at least through the end of the year and it is still unclear if it will be extended. The town's board of selectmen is scheduled to meet within two weeks to decide what will be done with the property.
