Commercial brokerage firm NAI Friedland Realty of Yonkers announced that it had brokered the sale of the 3.3-acre parcel at 2291 Central Park Ave. to P.C. Richard & Son. NAI Friedland represented the buyer and the seller, an investment group, in the transaction. John Williams, the listing broker on the property, said that construction has already begun on the new P.C. Richard & Son store. The retailer is expending a considerable amount of money to clear out rock from the site, he adds.

Edward Sheeran, special assistant to Yonkers Mayor John Spencer, said the new P.C. Richard & Son store will total approximately 36,000-sf. It will eventually replace the company's current location at 2490 Central Park Ave., which is housed in a little more than 20,000 sf of space, he notes.

Friedland's Williams says that P.C. Richard & Son hopes to take occupancy of its new store by the middle part of this year. Officials with P.C. Richard & Son were unavailable for comment. P.C. Richard & Son currently operates 44 retail stores in the New York metro area.

NAI Friedland also reported that it had brokered the lease of 320 Yonkers Ave., an 18,000-sf free-standing building to Gold's Gym. Miles Mahony and Ross Schneiderman represented Gold's Gym in the transaction that was valued at $1.5 million. Also, Cingular Wireless leased a 1,000-sf store at 1212 Boston Post Rd. in Mamaroneck. Mahoney and Rick Stassa of Friedland represented Cingular Wireless in the deal.

The brokerage firm also secured two other leases for Cingular Wireless--a 1,461-sf store at 157-14 Cross Bay Blvd. in Howard Beach, NY and an 850-sf store at 921 Bergen Ave. in Jersey City, NJ.
