According to Trammell Crow's most recent statistics, the story of Waltham's commercial market--once one of the hottest high-tech areas in the suburbs--continues to be told through its excess space. The numbers indicate that the city has a vacancy rate of 19.5% for office space and 15% for research and development space. But when sublease space is factored in, those numbers leap to 30.2% and a whopping 44.6% respectively. Direct rental rate for office space here is between $18 to $35 per sf and for research and development space it runs between $14 and $18 per sf.
