Avanti, a locally based oil exploration and production consulting firm, is moving from the city's Greenspoint submarket into a 7,183-sf spot at 2211 Grogan's Mill. The inbound tenant signed a five-year lease, Jay Kyle with the Houston office of Grubb & Ellis Co. tells GlobeSt.com. Kyle says Avanti is planning an immediate move-in.
The 29-year-old bank building has its 79,000 sf about 60% occupied. The quoted rent is $17.50 per sf.
M.E. Tech also signed a five-year lease, taking 1,646 sf at 10500 Richmond Ave. The firm will relocate from a Galleria-area office building into the 22-year-old, 90,218-sf suburban office property around Feb. 1, according to Kyle. The Westchase building is 93% leased for office space with an asking rate of $15.50 per sf.
Kyle and Ace Schlameus, also with Grubb & Ellis' Houston office, represented the building owner, Zenith Properties. Clare Flesher and Bill Boyer, both with Trione & Gordon in Houston, bargained on behalf of Avanti Consulting. John Wilson of Houston's Yancey-Hausman handled talks for the tech firm.
