Local developers Daniel Gans and George Vallone are doing the project, which has been in the making since 2000. To get approval, the duo had to make a couple of concessions, including reducing the project's size by some 150 units.

The developers also agreed to set aside one and a half acres for open space and a monument to the site's historical significance. Once known as Elysian Fields, the Maxwell House tract, historians generally agree, was the site of the first baseball game back in 1846. In that four-inning contest, the New York Nine defeated the Knickerbockers 23-1.

Pending county and state approvals of the project, demolition of the old Maxwell House plant is expected to begin this summer.
