The four-story, 78,289-sf building is located between Westheimer Road and Richmond Avenue in the Greenway Plaza submarket. Constructed in 1980 and renovated in 1993, the building is 97% occupied. The quoted rate is $17 per sf annually, riding 40 cents below the average for a class B property in a submarket with an 82% occupancy, according to the latest statistics from Grubb & Ellis Co.'s Houston research division.
Koll Bren Schreiber Realty Advisors is the building owner. Houston's PM Realty Group manages the firm's 3.5-million-sf portfolio in Houston. Kim Grizzle and Wade Bowlin, both of PM Realty, represented the building owner in the lease.
