John Matus and Christine Bowen of Lee say the buyer acquired the property as a leased investment from the Wieland Family Trust. Matus and Bowen represented the seller, while Phil Cohen of CB Richard Ellis in Newport Beach represented the buyer.
The free-standing building is at 2621 S. Daimler St. in an industrial area of Santa Ana. It is a single-story, concrete tilt-up structure that was built in the 1970s and is 100% leased to the Auto Trader, a publication that advertises autos for sale. The Auto Trader has about two years remaining on its lease, and the buyers acquired the property as a leased investment, the Lee brokers say.
Industrial buildings are a popular property type with investors in Orange County, both for owner-users and for investors seeking leased buildings for income, according to commercial real estate brokers in the county.
