The properties aren't bargain-basement products. Volume in 2002 included 214 lots for $55.1 million or an average $257,477 per lot and 85 condos for $30.4 million or an average $357,647 per unit. Ginn Co. also logged $11.4 million lot and condo resales at Hammock Beach. Those included 23 lots for $7.8 million or an average $339,130 per lot and eight condos for $3.6 million or an average $450,000 per condo.
Ginn principal Jeff Davis attributes about half of Hammock Beach's production last year to two weekend sales promotion blitzes. The first was the March grand opening of Yacht Harbor Village, which generated 75 homesite sales for $25 million or an average $333,333 per unit. The second was the October launch of the one-bedroom condos at Hammock Beach which produced 73 sales for $23 million or average $315,068 per unit.
Davis says the Yacht Harbor Village venture is scheduled to open late this year directly across U.S. A1A from Hammock Beach. The private, full-service marina will have 200 slips. Both projects sit on 2.4 miles of beach frontage. Among their amenities are a $4.5 million resort-style swimming pavilion, an indoor swimming pool, a fully equipped fitness center and spa, restaurants and underground parking.
