Debra Lee Stevens, CCIM and Sean Quinn of GVA Thompson Doyle Hennessey & Stevens, represented Tek Microsystems in the transaction while Marci Alvarado of Cushman & Wakefield represented Aspect Communications. Stevens tells GlobeSt.com that Aspect has 106,000 sf of space in the 121,000-sf building and "really didn't need" all that space. The remaining space in the building remains unoccupied.

Stevens notes that Tek Microsystems wanted the space because its location was more easily accessible for its employees and the building represents an upgrade in space.

While small, the deal is still a positive one for Chelmsford, where the overwhelming majority of space available in this 467,289-sf office market is sublease space. According to Trammel Crow's most recent statistics, the rate of direct space available as of the beginning of this year was 3.8% or 17,887 sf. When the sublease space available is factored into that number at 287,156 sf, the overall availability rate shoots up to 65.3%.
