Ratnala & Bahl has been a tenant since 1998 in the 11-story, 235,961-sf suburban office building at 11767 Katy Freeway. Wade Bowlin and Kim Grizzle, both with PM Realty Group in Houston, represented the building owner, Koll Bren Schreiber Realty Advisors, which has 3.5 million sf in 33 properties in Houston. Bill Wolfe of Chicago-based Equis Corp.'s Houston office represented the tenant.

The engineering firm shares an address with Skerl & Associates, US Pipeline Inc., Interactive Interpretation & Training Inc., Sneider Exploration and Southwest Design Services Inc.

Built in 1982, the building is 81% occupied in a submarket with about four million sf of office product. Brokers are quoting $16 per sf for the Katy Freeway building, about $1 per sf less than the citywide average for class B properties, according to Grubb & Ellis Co.'s yearend report.
