Dan Boyles of the Houston office of NAI Partners Commercial represented the tenant, a provider of wireless, mobile and bar code-based solutions for businesses. Steve Rocher and Kristen Porter, both with Grubb & Ellis Co.'s Houston team, bargained on behalf of the locally based building owner, BMS Management, which owns more than three million sf of commercial and multifamily properties in the city. The North Freeway building is 72% leased, with a quoted rate of $15.50 per sf.
BMS purchased the building in 1998 and sunk about $500,000 into renovations at that time. The building is considered part of the Greenspoint/North Belt submarket, though it is positioned on the border. Greenspoint has an office market of nearly 10.7 million sf, the fourth largest in Houston.
