In south Lake County, 25 miles west of Downtown Orlando, Winter Park, FL-based Chester C. Fosgate Co. sold 27 acres of its Skytop holdings to South Lake Hospital for $2.7 million or $100,000 per acre ($2.30 per sf). The property, in the northeast quadrant of Citrus Tower Boulevard and Oakley Seaver Boulevard, is Phase I and Phase II of a three-phase purchase by the Clermont, FL-based hospital. Daryl M. Carter, president, Maury L. Carter & Associates, negotiated for Fosgate.

In the second transaction, Fosgate sold Premier Promenade Plaza LLC a 4.2-acre tract for $526,000 or $125,357 per acre ($2.88 per sf). The dirt is on the north side of State Road 50, west of Hancock Road. Patrick Chisholm of the Maury Carter firm represented Fosgate.

Land that was selling in south Lake County for under $1 per sf is now going for over $2 per sf as new commercial/retail ventures discover the area, industrial brokers tell GlobeSt.com.

Meanwhile, in Flagler County, about 55 miles north of Downtown Orlando, land also is over the $2-per-sf level. National Recreational Properties of Clear Lake Inc. paid $1.55 million or $125,303 per acre ($2.88 per sf) for a 12.37-acre parcel at the southeast corner of Highway 1000 and Belle Terre Parkway in Palm Coast, FL, one of the newest-developing hot spots near Orlando. Daryl Carter, also a trustee of Carter-Flagler Land Trust, was the seller. Chisholm represented the trust.
