The inbound tenant is the Press Room, which struck the contract without a broker for its side of the talks. Brad Berry of the Vantage Cos. Houston handled negotiations for the building owner, Vantage Development 22 Inc.

A Vantage contact tells GlobeSt.com that the complex has been carrying an asking rate of $5 per sf triple net. The Press Room, now moving in, will use the industrial space for a sales and print shop.

In the last two years, Vantage Houston developed more than 1.5 million sf of industrial space. It has another 850,000 sf of industrial/office-tech product coming out of the ground in northwest and southwest Houston.
