Vance Mape, president of Western Realco, which developed the business park on behalf of Connecticut General, says the three distribution facilities were sold within months of completion. They include an 857,000-sf structure that was believed to be the largest speculative building of its kind built in the Western United States at the time.

The 857,000-sf building at 1151 Mildred Ave., known as "Mega DC," was acquired by CB Richard Ellis Advisors. Peter McWilliams and Ruben Goodsell of Colliers Seeley International's Ontario office brokered the sale.

In the second sale, Carson, Calif.-based Carson Estates Trust acquired a 168,000-sfbuilding at the business park as a leased investment. The facility, at 1450 E. Mission Blvd., is occupied by Evergreen Aviation Ground Logistics Enterprises. Evergreen was represented in the lease negotiations by Luke Staubitz of The Klabin Co. Ron Cox of L. J.Melody & Co. represented both the buyer and the seller in this sale.

In the third transaction, ACT Properties, composed of principals of All Cartage Transportation, acquired a 102,400-sf building at 1041 S. Mildred Ave. All Cartage, a leading logistics company, recently occupied the building as a relocation from another facility in Ontario. Dick Bell of Quakenbos-Bell of Claremont, Calif. represented ACTProperties. McWilliams and Goodsell represented the seller.

Airport Mission Business Park is a 57-acre master-planned industrial park across from Ontario International Airport, approximately one mile north of the Pomona (60) Freeway.General features of the business park's concrete tilt-up buildings include ESFR sprinkler systems, 30-foot minimum clear height, and cross-dock loading in two of the buildings. The largest structure also provides 122 dock-high loading doors and 139 trailer storage spaces.

Established in 1972, Western Realco specializes in office and industrial projects, landacquisition, financing, project conceptualization, construction management, marketing, and property management. The company has developed more than 600 acres and 12.5 million sf of space.
