"This area is growing quickly as population within one mile of the site is projected to grow by 32.1% by 2007," Trevor Hall Jr., senior land broker in the Orlando office of Colliers Arnold Real Estate Services Co., tells GlobeSt.com. Hall says the area's population within three miles of the tract is expected to grow by 2,273 residents in the same time period. Clermont area's permanent resident population is 20,000.
Lake McLeod LLC of New York City was the seller. Hall brokered the deal. He is also marketing a 1.3-acre outparcel at the site for $1 million or about $769,231 per acre ($17.66 per sf).
In a separate transaction, Hall handled a $1.41 million land donation from an anonymous donor to the Central Florida YMCA Foundation Inc. The 200-acre parcel, surrounded by three lakes, is on Young Pine Road, near State Road 417 in east Orange County.
After excavating the lakes, the Y plans to hold the land for at least one year before deciding what to do with it, Hall tells GlobeSt.com. At $1.41 million, the per-acre-price comes to $7,050 or about 16 cents per sf.
