The tile distributor and retailer bought the building at 16540 Foothill Blvd. from Prudential Real Estate Investors for $7.5 million, according to brokers from Cushman & Wakefield of California Inc. who represented Bedrosians.

Jeff Chiate of the Irvine, CA office of Cushman & Wakefield tells GlobeSt.com that Bedrosians is expanding the size of its San Fernando Valley facilities, moving into the new building from an existing, 20,000-sf facility at 13405 Sherman Way in North Hollywood. Chiate was part of a Cushman & Wakefield team including Margie Fichter and Matt Hargrove in the firm's Los Angeles North office that represented Bedrosians in the transaction. Barbara Emmons of CB Richard Ellis Inc. represented the seller.

Chiate says tenant improvements are under way now at the new showroom, which is a year-old building. The tile company is expected to move in during April.

The San Fernando Valley showroom and distribution center is one of 16 such locations operated by Bedrosians throughout California, including six in Southern California. The firm also operates in Arizona, Colorado, Florida, Nevada and Washington. The tile company was established in 1948, beginning as a provider of tile and related materials to contractors and builders in Central California. Today it operates 29 facilities and is one of the largest independent ceramic tile and stone importers and distributors in the US.
