Joseph Sarno of Cushman & Wakefield of New Jersey, Iselin, NJ and William Hartman of C&W's Midtown Manhattan office represented the tenant in the transaction. Senior director of leasing Diane Chayes was Mack-Cali's in-house rep.
The lease, which carries a 10-year term, also has a 30,000-sf expansion provision and a commitment by Mack-Cali to launch a major systems upgrade at the property, according to Sarno. "The building has been United States Life's regional headquarters for the last 10 years and continues to provide operational efficiency," he adds.
"Building long-term relationships with tenants has always been the focus of our corporate strategy," says Mitchell Hersh, chief executive officer of Mack-Cali, which currently has a 29.3 million-sf portfolio involving 265 properties. "This renewal demonstrates that proactive strategy, which has helped us maintain strong occupancies and manageable lease rollovers."
The tenant firm, founded in 1850, is the oldest stock life insurance company in the country, insuring more than a million people through individual and group plans and pension and annuity products.
