Signing a three-year lease, Kaiz Corp. of Houston snagged the keys to 8,400 sf at 300-302 W. Jefferson Blvd. in Dallas. The firm, parent to Jack's Dollar Store, marked its first Dallas-Fort Worth location--but certainly not the last--in the lease signing with Stanley Mayfield and Clayton Meadows Jr., both of Dallas.

Ryan Hamilton of Dallas-based Henry S. Miller Commercial tells GlobeSt.com that the Jack's Dollar Store owner is looking for grocery-anchored centers in middle-income areas. Most often, the company is willing to ink three-year leases. Hamilton and Mark Hajdu, also with Henry S. Miller Commercial, represented the tenant while the building owners acted on their own behalf.

In Garland, Hamilton negotiated a 6,269-sf lease to drive an immediate move-in by La Francaise Bakery, a wholesaler that doubled its space with a relocation from Shiloh Road to 201 Gold St. Hamilton bargained the terms for the tenant while Jim Bellemy of the Jim Bellemy Co. represented the building owner, David Christopher of Garland, in the five-year signing.

This month, the Cato Corp., a women's apparel retailer, will open a 4,000-sf store at Lake Worth Center at 6330 Lake Worth Blvd. in Fort Worth. Woodmont associates Jennifer Frank and Jim Weir represented Cato, headquartered in Charlotte, NC, an operator of more than 800 stores in 25 states. Cindy Dunn of the Makens Co. in Fort Worth negotiated for the building owner.
