The company, which has more than 2,440 stores in 37 states, signed the agreement for the freestanding building with leaseholder Rite Aid Corp. GVA Williams-Connecticut's executive vice president Scott Lifschultz and VP Dominick Musilli represented Advance Auto Parts in the 10-year deal. The retailer is seeking additional locations in Westchester and the Hudson Valley as well as other territories in New York State Connecticut, Lifschultz says. The 2969 Main St. building is owned by United Properties of Fairfield.

Commenting on the Bridgeport sublease deal, Lifschultz says, "We were able to negotiate a favorable deal for Advance Auto Parts, as Rite Aid vacated the space and was seeking a subtenant. Advance Auto is currently under construction and will likely open in February."

"There are locations that may not work for some users but are perfectly suited for others," Musilli adds. "This was the case here as Rite Aid determined the location was not suitable for a pharmacy while Advance Auto felt it was a viable location for the sale of automotive parts."

In other news, GVA Williams-Connecticut also reports that is has been named exclusive leasing agent for the Darien Theater Building, a 16,800-sf property in downtown Darien, by the building-s owner PearTree Partners. Company officials say that the building had been occupied by United Artists, which recently closed its theater due to heavy competition from multiplex theaters in the area. However, a local operator is continuing to operate a portion of the building as a cinema.

Part of the ground floor will be reconfigured to allow for some retail space and the second floor (approximately 8,000 sf) will be made available for lease for either retail or office use, according to Lifschultz. Asking rent for the ground floor space is $40 per sf. Space on the second floor is being marketed at $32 per sf.
