The seller of the building was Chicopee Inc., which had used it as its sales and marketing headquarters until the company was acquired by the Polymer Group Inc. of North Charleston, SC. The Massachusetts-based Chicopee Inc. is a maker of non-woven fabric products for the foodservice, industrial, janitorial and institutional markets.

The transaction was arranged by Newmark Real Estate of New Jersey Inc., which is part of Newmark & Co. Real Estate, based in New York. Newmark represented both sides in the deal, with managing principal Paul E. Giannone and principals Daniel Frankel, Douglas Bansbach, David Saltzman and Adam Silver all involved. Newmark's New Jersey offices are located in Woodbridge and Rutherford.

The multi-purpose building is currently fully occupied by Medicia, which had been leasing it from Chicopee Inc. and will continue as Baker's tenant. The company, which makes specialty creams, ointments, soaps and other products under contract for the health and beauty and pharmaceutical industries, uses the facility for its headquarters operations. The company also occupies two other manufacturing and warehouse facilities within a two-mile radius of 2351 Route 130.

For its part, Baker Properties specializes in developing and owning multi-use facilities in the New Jersey, New York and Connecticut region. The company's properties generally encompass high-tech, research, warehouse/distribution and light manufacturing uses.
