The building, situated on about 12.2 acres, was on the market for about 90 days, Thad Hickman with the Houston office of Grubb & Ellis Co. tells GlobeSt.com. Hickman and G&E broker Tyndall Yaap marketed the building for the seller, Houston-based Opal Partnership Ltd. A California team of Josh Levy, Chris Jackson and Marty Cohan represented the buyer in the transaction.

Hickman says the property received four offers. While Hickman was mum about the sales price, the asking price was $9 million. Hickman says the property sold quickly because it is less than five years old and has a credit tenant, Personix, occupying the entire building, which was a build-to-suit for the local plastics manufacturer.
