This four-story building features three cafeterias, two fitness centers and onsite management. It is located within Unicorn Park, a six-building master planned office park situated along Route 93, ten miles north of downtown Boston and one mile south of Route 128/Route 95. Michael Dalton, Brian Hines and Mark Mulvey of Trammel Crow Co. represented the park owner, RREEF, while Dave Pegola, Jr. of Meredith & Grew represented the tenant in the transaction.

A number of other deals were recently signed at the Park. Verizon Wireless committed to 36,000 sf on the fourth floor of 600 Unicorn Park. Marriott expanded and now occupies 10,000 sf in the same building. Inmagic, relocated and took 16,000 sf at 200 Unicorn Park. Bob Holmes, district manger for RREEF, a pension fund, says that two other pending deals would bring the total number of new deals and renewals up to 77,000 sf.

The flurry of deals at the office park is significant in that Woburn is still struggling to fill its excess space. According to Trammel Crow Co.'s most recent statistics, the overall availability rate for this area's office space was at 25.1%, up slightly from the 22.4% overall availability rate of the year before. The lease rate in this deal was not disclosed but the average rent for Woburn office space is $21.95 per sf.
