If they hadn't worked deals where several key tenants renegotiated and expanded their leases, the Crescent VII building could have become 70% vacant and the Crescent VIII building faced a 85% vacancy rate.

RE/MAX International, founded in Denver 30 years ago, renewed its lease for 1,850 sf on the fifth and sixth floors of Crescent VII, and expanded into another 20,370 sf on the second floor for its world headquarters.

The law firm of Holland & Hart, renewed its lease for 14,130 sf on the fourth floor and expanded into another 9,680 sf on the fourth floor of Crescent VII.

The expansion was made possible by relocating another tenant, Equis Corp. from the fourth floor of Crescent VII to Crescent VIII. The two brokers, who represent the landlords, also reached an agreement with A&E Television to vacate 3,510 on the fourth floor of Crescent VII, making it possible for Holland & Hart to take the entire floor.

In addition, Trammell Crow itself, is taking 20,370 sf on the third floor of Crescent VII, for a total of 116,400 sf in leases in the building.

At Crescent VIII, Verizon Wireless renewed its 30,560 sf lease. And Equis Corp., which moved from 2,940 sf in Crescent VII, expanded their lease to 10,180 sf in Crescent VIII.

Damm and Bryant are negotiating with one more tenant, which will bring the occupancy at Crescent VIII to 95%.
