HFG Advisors is moving from 5429 LBJ Freeway to 12750 Merit Dr., part of an 800,000-sf mixed-use complex with amenities that helped sew up the deal, John T. Amend, president and CEO of WorkPlaceUSA, tells GlobeSt.com. He confides that four buildings made the short list, but amenities, rate and building sponsorship were the decision makers. "They were very aggressive toward an investment-grade lease," Amend says of a final document that included an expansion option plus delivered some up-front extra space for the HFG team.

Dallas-based WorkPlaceUSA negotiated the class A lease and oversaw finish-out for the relocation from within the LBJ Freeway submarket. In addition to Amend, the WorkPlaceUSA team included Jay Ballou, senior vice president, and Victor Sansone, vice president. The Jones Lang LaSalle team of Sandy Matejek and Amber Strang negotiated the terms for the building owner, Park Central 789 Realty Holding Co. Inc.
