Tim Seckinger, Caldwell Watson's vice president of corporate development and team leader for asset and property management, tells GlobeSt.com that the building's condition is such that it won't need any major capital improvements, but there will be some upgrades done to the third floor. Recently, the roof was replaced and public areas refurbished.
ExxonMobil leases the entire building. It has five years left on its lease. Seckinger says his main goal is to focus on providing excellent customer service.
In making the assignment, ML Realty Partners, headquartered in West Dundee, IL, has put its entire Houston portfolio into Caldwell Watson's management hands. At last count, the management services team is overseeing a portfolio of 41 buildings, 30 of which are owned by Caldwell Watson Real Estate Group.
