West Airport Retail Partners Ltd. of Houston is the seller of the 98%-occupied Woodbridge Shopping Center while the raw acreage was sold by Woodbridge Commercial Partners Ltd., also from Houston. The local investors used VN Enterprise Partnership to buy the center and VNA Investments Co. to acquire the land.

Woodbridge Center, built about two years ago, is situated on 12.3 acres at the southeast corner of Texas 6 South and West Airport Road. Its retail line-up includes Subway, Blockbuster and GNC Nutrition. Albertsons owns the anchor spot, currently being marketed due to the grocer's highly publicized Houston exit.

M. Bruce Jester and Johnnie D. Roberts, both with the Houston office of Dallas-based Henry S. Miller Commercial, represented the buyer. Roberts tells GlobeSt.com that VN Enterprise Partnership owns a small portfolio of mostly retail properties in the Houston area.

The shopping center and the land were not on the market. And, the brokers aren't talking about the selling price. Douglas Bradley of Houston-based Gibralter Realty Corp. represented the sellers.

According to Roberts, the plan is to bank the land for future development. He says the acquisitions are located on the edge Houston's West Side in an area filled with multifamily and single-family development. It is, he says, "as good a location as you can get on Highway 6.
