The traded Arlington retail center, built in 1984 and renovated about three years ago, is positioned on 1.3 acres at 611-615 Collins. Buyers Thol and Kim Lam of Arlington took the deed from Srinivas Konda of Colleyville. According to Tarrant County tax records, the building's 2002 assessment is $883,000.

Greg Woodring of Henry S. Miller Commercial in Dallas represented the seller. Vincent Kim of Pacific Century Realty brokered the terms for the buyer. Tenants include La Chiripa, an insurance company, Purple Nails, Azteca's and A&B Electronics.

In Lewisville, doors just opened on an Asian Seafood Buffet in an extensively remodeled, 11,750-sf, single-tenant building at 1320 S. Stemmons Freeway. Robin Barrow and Mitch Traub, both with Dallas-based Weitzman Group negotiated the lease with the limited partnership owner, Newkirk Sablemart.

In Plano, the New Jersey-based Vitamin Shoppe picked 4,940 sf in Gleneagles Plaza at 5930 W. Park Blvd. for its first Texas location. Brian Murphy and Greg Bracchi, of the Dallas-based Staubach Co., represented Vitamin Shoppe while Jim Duggan and Nancy Connell, both of Duggan Realty Advisors, negotiated for the owner of record, DDC/Gleneagles 1 LP.

The Vitamin Shoppe will open in April in a mid-size center with Beauty Brands, Rice Boxx and Fitness Evolution on the tenant roster. "The Vitamin Shoppe chose this initial site due to its strategic location in one of the strongest retail trade areas in the Dallas-Ft. Worth marketplace," said Corey Bialow, the retailer's director of real estate and construction. The 130-store chain has marked Dallas-Fort Worth for 12 stores as its rolls out a 2003 expansion plan.

In the suburb of Hurst, Palm Beach Tan leased 4,390 sf at Woodbridge Plaza at 420 Grapevine Highway. The Henry S. Miller team of Collin Berg and Peter Kosley represented the building owner of record, Woodbridge Plaza Ltd. while Robert H. Baker of Karns Commercial Real Estate handled talks for the inbound tenant.

Also in Hurst, ATR Travel Research signed for 7,750 sf at Parkwood Village in a deal single-handedly negotiated by Henry S. Miller's Gordon Campbell. The center is positioned on the northeast corner of Harwood and Norwood.

In South Dallas, the under-construction Buckner Commons near Interstate 30 had another 8,000-sf pre-leased. Opening in July will be Dot's Fashions, a local retailer who signed for 5,000 sf and Simply Fashions, which committed to 3,000 sf.

Pamela Rabin, Greg Rabin and Jim Weir of Fort Worth's Woodmont Co. represent Buckner Commons' developer. Dot's Fashions' broker was Bunny McLeod of Princeton Partners while Weitzman's John Mathes acted on behalf of Simply Fashions, a Birmingham, AL-based retailer.

In Dallas, American Dollar Store took 5,000 sf at Pepper Square at 14902 Preston Rd. in a deal crafted by Henry S. Miller's Dan Shoevlin and Vaughn Miller, who represented the Dallas-based property owner, Prestonwood Market Square Ltd. Weitzman's Earl Harris bargained the terms for the tenant.

And in Irving, Beltline Village center at 34355 Beltline Rd. snagged a 2,133-sf renewal from Wells Fargo Financial Texas Inc. Glen Kirksey of Irving-based Property Advisers Realty Inc. brokered the deal.
