Brian Hines, Keith Gurtler and Kim Roop of Trammell Crow Co. represented property owner Crow Holdings in the transaction while Neil Ross of the Staubach Company represented the tenant.

The four-story 80,000 sf building is located within Totten Pond Office Center, a three-building office campus totaling 294,575 sf of space. The park is situated on approximately 15 acres of land near the Route 128/Winter Street interchange. This deal is part of 50,000-sf of space that was recently leased at the park. The smaller leases are for 460 Totten Pond Rd., a seven-story, 140,000 sf office building, and involve Kaplan Education, Alliance for Affordable Services, Mercury Wealth Management and Mass Health Data Consortium.

The leases are good news in a city that, until a few years ago, was one of the most sought after locations for high-tech companies. According to Trammel Crow Cos.' most recent statistics, Waltham now has 33% of its space available. Lease rates were not released for this deal but average asking rents in the area are $27.01 per sf.
