Modern Plastics Inc. of Dallas is unpacking from a weekend move into 17,325 sf at 1705 Wallace Dr. in Carrollton's ValWest Park. The firm had to relocate ASAP from the lone building, recently condemned to make way for the George Bush Tollway.

Modern Plastics, a DuPont distributor of flooring and countertop products, signed a five-year lease with Industrial Properties Corp. of Dallas, owner of the 120,000-sf multi-tenant building in the Valwood Industrial Park. Joe Doye of Grubb & Ellis Co.'s Dallas office tells GlobeSt.com that the distributor had 1 1/2 years left on its five-year lease when the exit order came for the RREEF-owned building.

The deal meant newer industrial space at a going rate for today's market, Doye adds. The contract also meant built-in expansion options. The building delivered about a year ago and now has four tenants, he says.

Doye searched the market for several months on his client's behalf. Negotiating for Industrial Properties was in-house broker, Greg Hammill.

The Great Southwest Industrial District landed the renewals: 14,439 sf, with an expansion, at 1555 Avenue S. in the Grand Prairie section and 16,830 sf at 1413 E. Avenue H in the Arlington quadrant.

MPS Wireless added about 4,000 sf of office/warehouse space at 1555 Avenue S after cutting a direct deal and ending a sublease. The long-term lease took the 126,676-sf, three-building complex to about 70% occupancy, Michael Spain of TIG Real Estate Services in Dallas tells GlobeSt.com. He and TIG's John Lancaster bargained the terms for building owner, RREEF, going up against the tenant's representative, Frank Jester of Arlington-based Dunn Commercial.

The 16,830-sf, straight-up renewal came from Air Excellence in a deal structured by Grubb & Ellis' Eric Gilbert. Air Excellence leases the site from ISI Refrigeration, building owner of 1413 E. Avenue H.
