Southwest Sanitary Distributing Co. occupies 61,464 sf, but details about the pact that governs the space weren't available nor were there any deal specifics offered about the property transfer. The building sits on 6 1/2 acres at 1435 Bradley Lane. The Dallas Central Appraisal District pegs the 2002 assessment at more than $4.3 million for the Denton County asset, once occupied by Philips Lighting Corp.
Russell Ingrum and Dave Anderson, both with CB Richard Ellis Inc. in Dallas, brokered the transaction for the New York City-headquartered Met Life. According to Hillwood, it didn't have a broker working the sale, but Chris Jackson of the Robert Lynn Co. is working the leasing for the two-acre, rail-served property, a prime selling point for Dallas-Fort Worth industrial assets.
A Hillwood spokesman, who confirmed tenant talks are under way, did tell GlobeSt.com that the positioning near the interchange of Interstate 35E and the President George Bush Turnpike sweetened the prospect for closing the acquisition. "This building is a great asset for Hillwood because of its location in the traditionally strong Carrollton-Farmers Branch submarket," Tal Hicks, president of Hillwood Investment, affirmed in a press release. It's the third industrial holding that Hillwood's bought since September 2002.
