Moving in over the weekend, Magna Resources took over 5,879 sf of class A space or half of the office vacated a year ago by a law firm merger. The office in Campbell Centre II at 8150 N. Central Expressway was readily conducive to a split down the middle, Steven Schneider of Grubb & Ellis Co.'s Dallas office tells GlobeSt.com.

Schneider says the energy consultant for the oil and gas industries signed for the 33-month balance on the law firm's contract plus cut a 2 1/2-year direct lease with the building owner's team from Dallas-based Trammell Crow Co. The new Campbell Centre tenant relocated from an office building along Stemmons Freeway.

Schneider represented the former law firm, Jackson & Rhodes. "We had to get pretty aggressive to sell the space," he says of the recent talks. "My client wanted to get out from under it." The end result was Magna Resources secured class A space at "well below the market and what the building is getting," Schneider says, adding the other half is still up for grabs.

Coats Aloe International Inc. subleased 30,000 sf of the 182,360-sf Gateway East Distribution Center at 3801 Regency Crest Dr. in Garland. The building was vacated last month in a Dallas-Fort Worth market exit by APW Enclosures Systems LP of Milwaukee, which holds a lease through January 2006, says Gary Lindsey, senior vice president in Dallas for Grubb & Ellis. Denver-based Invesco Funds owns the building on behalf of an institutional client.

Coates Aloe signed for the short term for the industrial space, which is being used as supplemental storage for a Garland manufacturing facility. Lindsey and Robert Fulford, Grubb & Ellis vice president in Dallas, represented APW. John Aldrich, the Dallas president for Colliers International, and Cash McWhorter, also with Colliers in Dallas, bargained the terms for Coates Aloe.
