Tom Taylor of Colliers Seeley says Hunsaker plans to develop a multi-tenant industrial building of 154,000 sf on the site. Taylor and Steve Bellitti, both of Colliers Seeley's Diamond Bar office, represented the seller, in association with Barbara Emmons and Darla Longo of CB Richard Ellis Inc. Steve Shatafian and Dave Hunsaker of Lee & Associates represented the buyer.

Taylor says the building at 19905 Harrison Ave. will be designed for lease by entrepreneurs and local service providers. The structure will have 20 units ranging from 5,600 sf to 9,300 sf. Delivery is set for the fall. The City of Industry submarket is an infill area with limited opportunities for new development, Taylor notes.

The Hunsaker building will join six others under construction at Imperial Business Park that are being built on a speculative basis as "for sale" product by Snyder Langston Operon, which has five of the six in escrow. Those six buildings are slated to be done in May. The only building not in escrow is a 66,000-sf design now being marketed for sale or lease.
