The former LA Fitness facility is situated at 17850 Skypark Circle in the Airport Plaza at Skypark Business Park, an office and retail development. Barry Knudson and Dave Desper of CB Richard Ellis' Newport Beach office represented the seller, with Rick Kaplan of Cushman & Wakefield's Irvine office representing the buyer.
The property was built in 1978 and is a single-story, concrete tilt-up design. It was empty at the time of the sale to Dorn-Platz, a development firm, which will be an owner-user.The sale of the property continues what Orange County brokers say is a brisk business in purchases of small office and industrial buildings despite the soft market for office leasing. Owner-users like the small buildings because they are a cost-effective alternative to renting, brokers say, while investors like them if they are fully leased to good credit tenants.
