Joel Hausman of Colonial Realty reports that Industrial Land Management LLC purchased 211 Brookside Road in Waterbury. The building, which will be used for the manufacturing of containers, totals 79,420 sf. He also noted that KX Industries recently purchased a 65,000-sf office and manufacturing property at 55 Railroad Ave. in West Haven.
Colonial Realty also brokered the sale of 26 Progress Ave. in Seymour to Vernier Inc. The company purchased the 53,650-sf building in order to accommodate its expansion needs, Hausman said.
Rounding out the recent sales transactions, Colonial Realty announced that CRI Sales purchased 95 River St. in Bridgeport. The company's purchase of the 33,000-sf building increases CRI's presence in Bridgeport area to 66,000 sf. The company also stated that R. Philips acquired 360 Sniffens Lane in Stratford. The Sniffens Lane property totals approximately 24,000 sf.
Hausman commented on the sales deals by saying, "The market is extremely active for user-oriented buildings in Southwestern Connecticut due to the low interest rates that are now available."
However, the market for leased space is not so robust he noted. "The leasing market for office space is currently slow." He said that most areas in Southwestern Connecticut have seen an increase in direct and sublease space coming back on the market in recent times.
