Barry Knudson and Dave Desper of CBRE's Newport Beach office, who represented the buyer, say the building will house an electronics testing operation for EMC, which is expanding into Orange County with the opening of the Tesla Avenue facility. The firm expects to move into the building in April.

The buyer purchased the building from Tesla Associates II LLC of Irvine, which was represented by Chris Bates, Jon Marchiorlatti, David Bolt and Larry Schuler, also of CBRE's Newport Beach office.

The new EMC facility will include a variety of electronics laboratories and testing equipment. The company provides commercial testing services and technical support to ensure that its customers' electronics products meet regulatory requirements and other standards. Its customers include manufacturers, designers and importers of electronics products.
