Tim Walker and Dave Travis of Voit's Irvine office represented Panattoni in the acquisition of land from the Douglas Allred Co., a San Diego-based developer. The two Voit brokers also get the listing for the new Panattoni project.

Travis tells GlobeSt.com that the project will be built in two phases. The first phase is scheduled to break ground in second quarter 2003, with completion anticipated for winter 2004.

The first phase will include seven office buildings ranging in size from 4,200 sf to 6,650 sf, and a 21,750-sf multi-tenant industrial building. Travis says the office buildings will be "pure office," not flex buildings. They will feature parking at a ratio of four spaces for every 1,000 feet of floor space, and will be marketed for sale to meet the ongoing demand for small, owner-user buildings. The multi-tenant industrial buildings will be offered for lease only. The industrial building in the first phase, as well as the industrial building in the second phase, will both feature prime frontage and visibility from the 241 Toll Road.

The project architect is Carlile Coatsworth Architects Inc. of Irvine, with Panattoni acting as its own general contractor. The land that Panattoni bought for its office and industrial project was part of 19.8 acres at Rancho Park Road and Bake Parkway that the Allred Co. previously purchased from Turner Development Corp. of Newport Beach. The Allred Co. has retained the other 9.3 acres, which is home to the 120,000-sf corporate headquarters of Wonderware, the park's largest tenant.
