The 42-year-old structure at 3815 Montrose Blvd., southwest of the CBD, was the former Statesman National Life Insurance Building. The largest lease was closed by Perkins & Will, the noted Chicago-based architectural firm, which took 7,042 sf for a Houston office. The firm opened a Dallas office about two years ago.

Perkins & Will signed a medium-term lease for the office, Coy Davidson of Colliers International's Houston office tells GlobeSt.com. He and Colliers' John Parsley represented the building owners, 3815 Montrose Blvd. LP, which is led by general partner Claude Wynn Interests. Nancy Rust of Rust Realty in Houston represented the tenant.

A start-up architectural firm, CRE8, leased 3,612 sf, also signing a medium-term lease, says Davidson. He and Parsley negotiated the deal with tenant representative, Stephen Wells in the Houston office of Grubb & Ellis Co.
