The Newport Beach development firm says it was "buoyed" to start the infrastructure work on the rest of the park because of the commitment from Salton. The marketer of household appliances recently acquired 47 1/2 acres at the Redlands Business Center for a distribution center. The Salton site is being developed by Irvine-based Commercial Investment Division of Sares-Regis Group.
Gary Edwards, a vice president for Western Realco, says work is under way on streets, lights, utilities, curbs and gutters at the development north of Interstate 10 between the Mountain View Avenue and California Street freeway ramps. Completion of the infrastructure improvements is scheduled for October.
The development is one of the largest projects of its kind ever built in Redlands. It will have an estimated value of $150 million at build-out.
Western Realco is developing the business park for the owner, the Bixby Land Co. of Long Beach. Edwards says the business park will market fully improved lots of five to 55 acres parcels to users and build-to-suit projects. He anticipates "some speculative development" will be under way by yearend.
Mike Daley of Colliers Seeley's Ontario office is the listing agent for the center. Urban Environs of Redlands is the land planner; Bastien & Associates of Tustin, the architect; Oltmans Construction Co. of Whittier, general contractor; and Thienes Engineering of La Mirada, project engineer.
