The sublease deals were signed with IBM, which had put approximately 250,000 sf of space at the building on the sublease market last year. The new deals with the Armonk-based computer giant account for approximately 150,000 sf of sublease space tenanted in less than a year at the 23-story, 850,000-sf building.
Patricia Valenti, senior managing director of Newmark & Company Real Estate's Connecticut/Westchester office, says the largest transaction was with the international law firm Hogan & Hartson, which signed a sublease with IBM for 19,000 sf. Valenti was the sole broker in the transaction.
Schwartzberg & Associates, an engineering company, will be relocating from 50 Main St. in White Plains and expanding its operations into 13,500 sf of sublease space at Westchester One. Larry Ruggieri and Glenn Walsh of Cushman & Wakefield represented the subtenant. Valenti and Newmark Managing Partner Stephen Banker represented IBM in the transaction.
Also signing a sublease recently was Fentin & Goldman, a law firm that will be relocating and expanding its operations from 140 Grand St. in White Plains to 9,300 sf of sublease space at 44 South Broadway. David Block of Insignia/ESG represented Fentin & Goldman while Newmark represented IBM in the deal.
Valenti says that Newmark is currently in discussions with a New York City-based financial services firm to house their disaster recovery operations at Westchester One. The firm is currently considering between 10,000 sf to 15,000 sf of IBM sublease space.
She termed the amount of leasing activity at the 44 South Broadway property as impressive, considering the "spotty" performance of the leasing market of late.
Valenti credited IBM for pricing the space aggressively at $19 per sf., which has helped attract numerous prospective tenants both from Westchester County and New York City. In addition to the below market asking rent, IBM is also offering other concessions including one month free rent and some funding for tenant improvements.
