The area contains some of the highest quality agricultural soil in Colorado, according to Colorado Open Lands.The Hofmeisters became concerned about rapid growth in the area.

"We've owned the farm for many years, and it's always been our desire to keep it as farmland," Jim Hofmeister says.He and his wife worked with the Berthoud Land Conservation Fund and Colorado Open lands.

Great Outdoors Colorado Trust Funds, which redirects a portion of lottery proceeds to preserve and enhance parks, wildlife, trails, rivers and open space , provided a grant for the land."While negotiations weathered some challenges, twists and turns, including skyrocketing water values and shifting local and national political priorities, the Hofmeister's strong desire to permanently protect their rich agricultural land was a constant," according to Colorado Open Lands.

Because the sale took place this year, the sellers were able to take advantage of a large increase in Colorado's conservation easements tax credit that took effect on Jan. 1.The family is now eligible for up to $260,000 in tax credits that can be refunded by the state or sold to another Colorado taxpayer over the next 20 years.
