SAB sold the three-story, office building at 109 Oak St. to Alexandra for $4.9 million. Drew Nelson, Patrick Cavanagh and Brian Barringer, managing directors at the Boston office of Insignia/ESG, represented SAB and procured the buyer.

The red brick office building is situated on 64,000 sf of land by the intersection of Oak and Needham Streets near Route 128. The entire building had been TAC Worldwide's corporate headquarters. The new owner will use a portion of the building for its own corporate headquarters and lease the remainder of the space.

In the other transaction, SAB Realty sold a 14,400-sf office building at 54 Jaconet St. to the law firm of Goldstein, Kaitz, and Fellman LLP. Nelson and Cavanagh represented SAB in this transaction as well. David Campbell of Trammell Crow represented the buyer. The sale price on the building was not disclosed.

The building was previously owned and occupied by Tech Aid. It was renovated in 1993 and includes an additional 5,000-sf structure for more than 50 parking spaces. Cavanaugh emphasizes that the building, with its flexible layout and single-tenant opportunity, is "ideal for any business." The law firm plans to occupy half of the building for its own office use and will lease the remainder of the space.

The increase in activity is good news in a market that had a negative absorption of 239,109 sf last year. According to Trammel Crow Co.'s most recent statistics, the overall vacancy rate for Newton as of this past January was at 26.6%, up from 18.8% the year before.
