Irene Spencer, partner at joint letting agent Vail Williams said: "This new development on a prominent site at the intersection of the M3 and M27 is a welcome addition to the supply of quality office space around the Southampton area. It will be the largest new building available in the region which is important as occupiers currently have few other choices of this size and quality to consider in the area and that's what has been holding the market back."

Over the last two years Highland has invested over £60 million ($100 million) in office development in the Southampton area. The five-storey office property will provide high quality air-conditioned space with parking on site for 170 cars and a galleried reception and a substantial roof terrace.

Neilson Holt has been appointed as joint letting agents with Vail Williams.
