The inbound Lam took the one-year balance on Carpenter's lease for 1234 Kress in East Houston, according to Bill Ginder of Caldwell Watson Real Estate Group in Houston. Brenda Rodriguez with the Houston office of Duffy & LaRoe represented Lam Equipment and Supplies, a supplier for convenience stores. The 38-year-old warehouse, situated on about 2.7 acres inside the Loop, is owned by Kress Warehouse Associates, a subsidiary of Aaron Grenader's First Houston Properties Inc.
The asking rate was 25 cents per sf for the sublease space. Ginder says ER Carpenter shifted the Houston operation to its homeport in Temple, where it employs more than 300 workers.
