Houston's TAD Fluid Connectors Inc. renewed an 11,500-sf lease at 9153 Wallisville Rd. in a medium-term signing for the East Houston property. Bill Ginder of Caldwell Watson Real Estate Group in Houston tells GlobeSt.com that the firm has been a tenant at least 10 years in the 40,000-sf, multi-tenant building. The operation does hydraulic hose assembly.

Dallas-based Macfarlan Real Estate Services, under the moniker of Wallisville/610 Business Park LP, is the building owner. The Wallisville/610 Industrial Park is a five-building asset with overall occupancy at 55%, according to Ginder. The asking rate hovers at 32 cents per sf.

In the northwest corridor, Rentacrate took 9,664 sf in the Post Oak Business Center I, a 41,250-sf warehouse at 4330 W. 12th St. Denver's ProLogis owns the 27-year-old building.

Thad Hickman and Tyndall Yaap, a well-known Grubb & Ellis Co. team in Houston, represented the tenant. ProLogis used in-house representative, Jeremy Giles, to do its talking.
