Carpenter, who represented the property owners in all of the leases, says Daiwa Corp. leased the largest of the buildings, a 74,626-sf facility at 12851 Midway Place, signing a five-year lease with building owner Bechler Corp. of Long Beach. Daiwa is due to move into the building in August from 102,000 sf elsewhere in the industrial park. Daiwa was represented by Rick Hertle of Corporate Real Estate Services in Irvine.

Nearby at 12855 Midway Place, Triple A Container moved into an additional 50,000 sf adjacent to its 109,000-sf facility, also owned by Bechler. Triple A was represented by Steve Sprenger of Northbrook, IL-based Grubb & Ellis Co.'s Anaheim office. The 8 1/2-year lease runs co-terminus with the 10-year lease on the original 109,000 sf.

Penn Lithographics extended its lease for five years at a 60,780-sf facility at 16221 Arthur St., where the company formerly was on a 10-year lease that was due to expire in October. Bob Crenshaw, also in Grubb & Ellis' Anaheim office, represented Penn. The building is owned by two private individuals in Newport Beach.

In the fourth deal, UR1 International, an Australian-based maker of photo albums leased 41,769 sf at 12850 Moore St. for five years. It in the process of moving into the building, which is owned by the Moore Group of Newport Beach. Bill Livesay of Dallas-based Trammell Crow Co.'s Irvine office represented UR1.

Among the largest business parks in the mid-counties area, Cerritos Industrial Center is bounded by Bloomfield Avenue on the west, Marquardt Avenue on the east, 166th Street on the south and Alondra Boulevard on the north. The project provides quick access to the Santa Ana and Artesia freeways.
