The tenant, a division of ecological consulting firm, Phillips Services Corp., has moved from another leased space in the same area of town, Chris Caudill with NAI Partners Commercial of Houston tells GlobeSt.com. INCAT has a medium-term lease for the building, which has been empty for a year.

Caudill and John Ferruzzo, also with NAI Partners, represented the building owner, Herman Willi of Spicewood, TX. The warehouse shares two acres with a fully leased, 20,000-sf structure.

Caudill says the tenant considered moving to the Houston Ship Channel area. The economics and crane-served design swayed the deal. Jim Foreman and Beau Kaleel, both with the Houston office of Cushman & Wakefield of Texas Inc., represented the tenant.
