Andersen Logistics has the keys and is setting up its first Texas distribution center at Commerce Center 2, a 190,000-sf building at 15001 Peterson Court in the Fort Worth section of AllianceTexas. The 39,884-sf lease resulted from the window manufacturer's decision to bring its supply chain in house and reportedly back away from third-party providers.
The long-term lease represents a foot in the door to a Hillwood building when it's time to expand, a Hillwood contact confirms to GlobeSt.com. Andersen took over space emptied in the last six months by Nolato Texas, a Nokia supplier. Commerce Center, positioned near the intermodal facility, went back to 100% occupancy with the Andersen signing.
The privately owned Andersen Corp., which marks its 100th anniversary this year, is the world's largest manufacturer of wood windows, patio doors and storm doors. The distribution center is initially creating 15 jobs.
A May 1 move-in is planned by Inspirations Imports to 11,775 sf at 1625 W. Crosby in Carrollton. The importer and manufacturer scouted the market and weighed a decision to buy for about eight months before settling on the Valwood Industrial Park address, Kenon Perry of Insignia/ESG's Dallas office tells GlobeSt.com.
Perry says the building's "corporate feel" sewed up the deal since it makes a good "first impression" for the manufacturer's visiting clients. The firm, also known as Kool Kids, makes and distributes children's products of all types, such as arts and crafts. It now operates out of a building along Nova Drive in Dallas.
Perry says the company, signing a four-year lease, will use the Carrollton space for its headquarters and primary distribution site. Building owner First Industrial Trust of Chicago used in-house broker Randy Wood to negotiate its side of the deal.
