And that's just the kind of inside chatter that has PM Realty Group's Dallas team packaging a push for a corporate campus in a three-building, class A design that's now 55% leased due to a recent 85,000-sf exit by Fujitsu. In deals of late, the PM Realty team welcomed Adea Solutions into 24,747 sf for the 12th floor of 5501 LBJ Freeway in a short-term sublease while renewing Vercom Software, a five-year tenant, to 10,888 sf in the same office building.
Adea cut the sublease with CCN/First Health. Rob Pipkin and Doug Delsanter, both of Dallas-based Mohr Partners, represented Adea Solutions while Curtis Linn of DMc Properties in Dallas talked for CCN/First Health. In the Vercom lease, Simon Figg of Pinnacle Commercial Co. in Carrollton was the tenant's rep and Kurt Cherry of PM Realty brokered the pact for the complex's owner, Devon Properties of New York City.
Cherry says the 300,000-sf 5501 LBJ Freeway is now 99% occupied. That's not quite the case at 5429 LBJ Freeway, a 230,000-sf building, which just lost Fijitsu to an office completion at Hall Office Park and 5525 LBJ Freeway, a 112,000-sf design. To help sell the plan, the smallest building is now being primed for a lobby renovation.
Cherry tells GlobeSt.com that the class A space represents one of the largest blocks now available in North Dallas. The marketing pitch includes 24/7, 365-day security and covered parking. "There's a number of good, solid companies in the market right now," he says. "We're chasing each and every one of them. Without question, the competition is very fierce. That's no mystery."
In Plano, a 25,595-sf sublease filled excess space of Ciena Communications. Pipkin says Fuego Inc. took over the five-year balance of Ciena Communications' commitment to 2400 Dallas Parkway. Nick Rossini of Jones Lang LaSalle in Dallas represented Ciena Communications.
